What land clearing costs in northwest Washington

Per-acre clearing prices you find online are a rough anchor, not a quote, especially on the treed lots we work. Here is what the published data says, why our ground tends toward the upper bands, and how clearing is actually priced on the partial-acre homesites that make up most of our work.

The published per-acre ranges

National 2026 cost guides put lightly wooded ground at roughly $700 to $2,300 per acre and heavily forested ground at $3,400 to $6,200 per acre, with dense stands of large trees running past $8,000. Those bands come from Angi, HomeGuide and LawnStarter data and they are consistent with each other.

Our counties sit toward the upper half of those bands more often than not. The lots we clear are usually fir and maple forest on foothill terrain, and dense Northwest timber is exactly the condition the high end of those tables describes.

What actually moves the number

Stumps are the big one. Knocking down brush is cheap; grubbing out root systems so the ground is buildable is not, and a homesite needs full grubbing because roots left under a pad rot and settle. Slope and equipment access matter next. A machine that has to work a tight, steep lot moves slower than one on open flat ground.

Then there is the question of where the material goes. Chipping or burning on site, when conditions and county rules allow it, costs less than loading and hauling. And selective clearing, where you keep the trees that give the property its character, takes more care and more time than flattening everything.

How small jobs really get priced

Most of our clearing is not measured in acres. It is a building envelope, a driveway corridor or a garden site carved out of a treed lot, and jobs like that are priced by the machine day and the disposal plan, not by the acre. That is why we quote from a walk-through. A half-day look at your lot beats any table on the internet, ours included.
