Standing water in the yard, a soggy corner that never dries out, water headed for the crawl space. Most of it traces back to grade, and grade is fixable.
Finding where the water wants to go
Water always has a plan. The job is to read the ground, figure out where it is coming from and where it is trying to get to, then build it a better route than the one through your yard. Sometimes that is a regrade. Sometimes it is a swale, a ditch or buried pipe. Often it is a combination.
The homesite photo on this page shows a swale we cut through a rough graded pad for exactly that reason: winter water gets moved around the building area instead of across it.
Swales, ditches, French drains and pipe
Open swales and ditches are the simplest fix and the easiest to maintain. Where an open channel will not work, we trench and lay French drains or solid pipe to carry water to a place it can do no harm. Every option gets weighed against what the site actually needs, because buried drainage costs more than shaped dirt.
When to do the work
Wet season shows you the problem, dry season is the best time to fix it. If your yard is underwater right now, take photos. They tell us more in the site visit than a dry August lawn ever will.
